When I built my house about 8 years ago, I had hardwood floors put in about 75% of my house. The problem is I had some water damage in the kitchen and part of the dining area. I solicited some work to refinish just those areas, something that I wasn't sure even could be done but someone responded and convinced me that he could do it...big mistake! The floors did not match in color, texture or finish with the original flooring. Now I am either going to have to find other hardwood flooring to match or switch these rooms to tile or some other flooring and avoid matching the hardwood altogether. Anyway be a bit wary of hardwood floors. While they look great, they need to be carefully maintained and refinishing will probably mean finishing all of your hardwood floors which can be quite expensive.

Yikes! What a mess. The house I'm working on had very nice 18 foot pine floorboards, but there was no subfloor beneath them. So we pulled all the flooring up (very carefully) and stored it in the garage. We're currently living on plywood subfloors until we can reinstall the original hardwoods. I'm a bit nervous that cleaning and sanding them will be a terrible nightmare and I'm also concerned that leaving them in the garage for much longer will warp or otherwise harm the wood.
You are right, hardwoods are trouble, but they're so lovely I think I'm willing to face the hassle.
